NOTE: The current inventory of foreclosed or bank owned properties listed in this area is approximatly 6% of the MLS inventory. This is low compared to the level of distressed properties nationally and as a result, real estate values in this market have not declined at the same rate as most harder hit areas. While the news media may have convinced buyers that homes and property can be bought at huge discounts, there are very few "steals" to be had. While there are currently many "deals" available to potential buyers, steals are rare and are hard to find in our market. Steals, although rare, are usually a done deal before they ever hit the market.
And while a foreclosed home or an approved short sale can be a good deal (value), most banks are not giving property away.There is more recent news of declined short sale offers than that of bank acceptance and more multiple offers are being seen on homes where the low-ball offer is not getting the deal done.
