Programs and Services that Meet Your Needs!
Commission Based Sale Contingent Services
Traditionally, Real Estate Brokers list and sell homes for a PERCENTAGE BASED FEE - Completely contingent and payable upon the successful sale and closing of the home or property. This is usually accomplished in the form of an Exclusive Right To Sell listing agreement. This agreement specifically outlines both parties contractual obligations to each other with payment due the broker at time of sale/closing. Most full service brokers charge anywhere from 6% to 7% on average. A typical listing agreement is written for a period of around 6 months and if the home is not sold, it expires.
This type of agreement is the traditional and most predominant type of listing for homes and properties in our market and provides for the listing agency to provide all available marketing services. If the home does not sell, the seller owes nothing and the broker is out all expenses.
I take great pride in providing the most comprehensive digital marketing strategy plan for my clients. As with any other brokerage or agent, I assume all risk and expense outlays in the preparation, marketing, and sale of the property.
Flexible Fee Program
A proprietary system of marketing that is also contingency based, but the expense to seller(s) outcome FLEXIBLE FEE PROGRAM - Directly related to the cause of the sale, the fee is directly related to the cause of sale and can result in substantial savings to the Seller. This program provides the seller(s) the same full service marketing and exposure as the commission based program above however, it allows for a seller(s) partnership in the marketing of the home. In other words, the seller can participate in the online marketing and overall exposure strategy and if the sale results from their efforts, they are rewarded by a substantial savings. Enrollment required.
This program works well with those sellers who don't mind taking care of some of the functionary tasks of a listing such as open houses, online promotion, and distribution of circulars or flyers, etc. If the seller procures the buyer, they receive a seller assistance reward which can add up to thousands of dollars.
I provide the seller(s) with all the necessary tools and resources that they can use to help get their home noticed, such as digital keys and links for online tours, printable flyers, etc.

Fee For Service

Fee For Service - From buyer contracting and representation, to seller packaged services to closing, I can help with marketing, advertising, syndication, contracting, negotiating, and transaction managment, and add on ancillary and functionary services. I also provide a choice of hourly rates.
