HOW does consulting work?
Let's say you have been thinking about selling your property, but you have no idea if it is financially feasible or prudent to do so at this time. Unbiased counseling can provide you with information you need to determine whether now is the best time for you to try to sell your property and can also provide you with pricing strategies that makes you competitive in today's local market. Perhaps you have been trying to decide if it would be more economical to improve your current home or sell it and move into a more suitable home. I can work up an analysis that makes common sense out of the improve vs. move dilemma.
You may have considered selling your property and already have someone interested in purchasing it but you need guidance through the contract to closing process. I can provide you with representation as you navigate the sales process with your buyer.
You would do that WITHOUT charging a commission?
YES!!! As an Accredited Consultant in Real Estate® (ACRE®), I offer an al-a-carte menu of services or service packages that fit your needs without charging you a traditional commission. It's simple, you pay me for ONLY what you need me to do! I can review your needs with you and provide a market and sales feasibility and strategy assesment for a consulting fee without any further expectations. What you do with the information is up to you! You may decide that you desire a traditional commission based service and I will be happy to provide that level of service if you choose.
WHY would you do that?
Real Estate is changing and technology is changing the way we do it. Consumers are more informed than ever before and have many resources at their disposal to help them acquire almost all the information they need. This is why many real estate websites have become so popular. Consumers want to learn as much as they can without getting involved with an agent until they have to. Of course nothing replaces the fiduciary services and representation that only a licensed agent can provide, but why should you have to pay for services that you may not want or need? As an Accredited Consultant in Real Estate® (ACRE®), I am aware that consumers want to be able to make choices about their real estate needs and I am able to offer those choices.
HOW do you get paid?
Simple...I get paid for only the work I do for you and you decide what that is. I will provide you a one hour consultation at no charge to establish what your goals are and to explain what services are available to you. You can then decide exactly what services you need and hire me for that specific purpose! I am a highly trained professional with extensive experience and education and I take my skills, abilities and knowledge base very seriously. I believe that I can provide you with counsel that will allow you to make informed decisions about how to best reach your real estate goals. You may decide to hire me to prepare and present a market analysis and value recommendation of your property and then decide that this is not the best time for you to sell. You simply pay me for the service I have provided with no high pressure sales pitch to "get your listing!"
But other agents will provide FREE Consulting!
You get what you pay for! Do you want someone suggesting a list price for your property (subject to) in hopes that they will "win" the listing or do you want to pay a professional real estate consultant for their unbiased and honest analysis of what the realities of your market are and where your property stands in that market? An agent who provides a one size fits all service and calls themselves a consultant is simply contradictory. Which recommendation do you think would be more realistic?
